What the Board Receives
- Free building survey. Door-by-door count with hardware condition noted.
- Written proposal. Scope, hardware options at two price points, per-door pricing, schedule and warranty, formatted for the board packet.
- Certificate of insurance from Ergo Next naming the corporation and managing agent. W-9 and NYC DCWP license number on request.
- Resident notices and key sign-out sheet so the board has a record of every key issued.
- Key control log for the master key system, updated whenever a key is added or returned.
- One invoice at completion, or progress billing for larger buildings. 10% off the first job for new accounts.
Frequently Asked Questions
Can you present a proposal the board can vote on?
Yes. After a free building survey we send a written proposal with scope, hardware options, per-door pricing, schedule and insurance details, formatted for the board packet. We can attend a board meeting on Staten Island to answer questions.
Will the certificate of insurance name the corporation and the managing agent?
Yes. We are insured through Ergo Next and issue certificates naming the co-op corporation or condominium association and its managing agent as certificate holders, with additional insured wording if your bylaws require it.
How do you work around residents?
Building-wide projects are scheduled in blocks with notices posted in advance. Entry doors are never left unsecured. Residents receive their new keys by a sign-out sheet so the board has a record.
Can shareholders still get keys copied at the hardware store?
Only if you want them to. Restricted keyway systems mean keys can be duplicated only through us with written authorization from the board or managing agent.
